My name is John Paul, and I am The LHA Expert.

I own Castledene Property Management, a hugely successful lettings agency in the North East.
I believe the secret to my success was to see the niche in the property lettings market regarding LHA.  Unlike most other Letting Agents, my target market is landlords with LHA tenants and I have made it my business to understand how the system works, and how to make it work for me, and the Landlords whose properties I (and my team) manage.

In just 3 years, Castledene Property Management now manages over 1400 properties over 7 branches, with well over 1000 of our tenants being on LHA.

The LHA Market is big enough for all of us – in fact – it’s HUGE and it’s getting bigger!!

Look at these statistics:

  • According to the DWP, in December 2009 the total number of people claiming Housing Benefit was 4.61 Million, with 1.2 million of them renting in the private sector
  • The Government’s own forecast for LHA expenditure for 2009-2010 was £2.6 Billion, and with the current economic difficulties continuing, this is set to grow further.
  • Government projections predict that LHA will account for a whopping £4.4 Billion of public spending by 2011-2012.
  • According to a recent NLA survey, 52% of Landlords said they would not rent to LHA Tenants.

This has led to a shrinking supply of housing stock for benefit claimants, as other Landlords and Letting Agents either stay out, or change tack and leave the LHA Market.

What this means for us is that I, and you,  have very little competition – there are very few Landlords and Letting Agents dealing with LHA Tenants and even fewer who understand it.
